    If the etching has not gone too far into the stone, a fabricator could possibly come out and just buff out the etched place,which would probably just be a trip charge.  Miracle Sealants Company makes a stone polish that restores shine, which is also something you could do yourself, if the etching is not too deep.  Stains can be lifted by using a poultice powder by the same company before polishing.  You, however, are correct in stating that a marble top is not for a rental property.  It should be used only when the customer is aware or the care necessary to maintain a nice finish.  In retrospect, a quartz countertop, which never needs sealing, is a better option for a rental unit.
